DLF India — Leading Real Estate Developer in Gurgaon
About DLF — The Company That Made Gurgaon a City
DLF Limited is an Indian real estate developer founded in 1946 by Chaudhary Raghvendra Singh. Originally called Delhi Land & Finance, the company built Delhi’s first post-independence colonies — Krishna Nagar, Model Town, Greater Kailash — before pivoting to Gurgaon in the 1980s under K.P. Singh. It is headquartered in Gurugram and listed on the BSE and NSE.
The Founding Years — Delhi Colonies, 1946 to 1957
Raghvendra Singh started the firm in 1946 to build housing for families displaced by Partition. Within three years, DLF had completed Krishna Nagar in East Delhi. Over the next decade it put up 22 urban colonies across Delhi — South Extension, Greater Kailash, Hauz Khas, Kailash Colony, Rajouri Garden — most of which still anchor the city’s residential map.
The Gurgaon Pivot — 1970s to 2000s
The Delhi Development Act of 1957 pushed private colonisers out of the capital. K.P. Singh, who had joined DLF in 1961 and became Chairman in 1979, began buying farmland in Gurgaon under a profit-sharing model he called ‘Partners in Progress.’ DLF Qutab Enclave — now DLF City Phases 1 to 5 — was the first result. DLF Cyber City followed in the late 1990s and pulled IBM, Google, Microsoft, and Cognizant into Gurgaon.
The Listed Era — 2007 Onwards
DLF’s US $2 billion IPO in July 2007 was the largest in India at that time. Since going public the company has delivered more than 10.4 million square metres of development and launched its ultra-luxury residential line — Aralias, Magnolias, Camellias — on Golf Course Road. For fiscal year 2025 the company announced plans to launch 10 million sq ft of new supply targeting roughly ₹24,200 crore in revenue, with expansion into Chennai, Goa, and Mumbai.

Why Buyers Keep Picking DLF — Four Reasons That Survive the Brochure
Most developers sell a lifestyle. DLF sells a brand that banks underwrite at better loan-to-value ratios and that resale buyers pay a premium for five years after possession. The trust is not accidental.
1. The Land Bank — Locations Other Developers Cannot Enter
DLF acquired its prime Gurgaon parcels before the city was built. That is why The Camellias sits directly on Golf Course Road and Privana South spreads across 116 acres next to the Aravalli foothills. A new entrant cannot replicate those addresses at any price. You pay for the soil as much as the structure.
2. The Delivery Record — Legal Scale at Scale
Cybercity handed over in 2002. The Aralias delivered in 2007. The Magnolias in 2009. The Crest in 2018. The Camellias in 2019. Gurgaon has plenty of builders with glossy renders and no handovers; DLF has a public list of completed projects with move-in dates you can verify on HRERA.

3. The Resale Premium — A DLF Stamp Holds Value
A 4 BHK at The Magnolias that sold for ₹8 crore in 2012 now changes hands above ₹30 crore on the secondary market. That appreciation is not normal — it is the brand premium plus the scarcity of Golf Course Road inventory. Buyers exiting after ten years routinely book gains that only DLF addresses deliver in this city.
4. The Institutional Trust — Banks, Boards, and the BSE
DLF Limited is a BSE-listed public company with quarterly disclosures, independent directors, and audited accounts. If you are buying with a home loan, every major Indian bank has a pre-approval panel for DLF projects, which cuts your documentation load by days. That financial plumbing matters more on closing day than any brochure line.
DLF in Gurgaon — The Addresses That Make the Map
DLF projects cluster in four corridors, each with a distinct buyer profile. If you already know the corridor you want, jump to the one that fits.
Golf Course Road — The Prestige Belt
Sectors 42, 43, 53, and 54 form the original luxury spine. DLF projects here include The Aralias, The Magnolias, The Camellias, The Crest, The Belaire, and Park Place. This is where ultra-HNIs, NRIs, and senior corporate buyers concentrate. Average ticket size starts at ₹7 crore and stretches well past ₹70 crore for penthouses at The Camellias.
Golf Course Extension Road — Mid-Luxury Growth
Sector 63 is home to DLF The Arbour, a 4 BHK launch positioned as the mid-luxury alternative to Golf Course Road. Connectivity to Sohna Road and the Rapid Metro network makes this a practical corridor for dual-income professionals who want a DLF address without the Camellias price tag.
Southern Peripheral Road — The New Luxury Township
Sectors 76 and 77 host DLF Privana, a 116-acre master-planned township built against the Aravalli Hills. Privana South delivers by March 2026; Privana West and Privana North follow through 2027–2028. This is where DLF is seeding the next decade of luxury supply, and it is the highest-appreciation corridor in the current portfolio.
DLF City Phases 1 to 5 — The Original Gurgaon
The colonies that started it all. Independent floors at DLF Phase 1, Phase 2, Phase 3, Phase 4, and Phase 5 trade hands daily on the secondary market. DLF still launches Builder Floors in these phases — 4 and 5 BHK, priced ₹4–8 crore, aimed at buyers who want low-density living inside the city’s first integrated township.

Frequently Asked Questions
DLF is best known for transforming Gurgaon from farmland into a corporate and residential hub between the 1980s and the 2000s. The company pioneered Cyber City, DLF Golf and Country Club, and the ultra-luxury Golf Course Road corridor — The Aralias, The Magnolias, and The Camellias are its signature residential projects.
DLF Limited was founded by Chaudhary Raghvendra Singh in 1946 and was transformed into its current form under K.P. Singh, who served as Chairman from 1979 onwards. Rajiv Singh, his son, currently serves as Chairman. The Singh family remains the promoter group of the listed entity.
The current Gurgaon portfolio is positioned at the mid-luxury and ultra-luxury end — tickets start around ₹4 crore for independent floors in DLF Phase 2 and extend beyond ₹70 crore for Camellias penthouses. DLF does develop commercial offices and retail at other price points, but residential ticket sizes in Gurgaon start above ₹4 crore.
Four main corridors: Golf Course Road (Sectors 42, 43, 53, 54), Golf Course Extension Road (Sector 63), Southern Peripheral Road (Sectors 76 and 77), and the original DLF City Phases 1 to 5. Each corridor targets a distinct buyer — ultra-luxury, mid-luxury, new township, or independent floors.
Your Next Step
If a DLF address is on your shortlist, the single most useful thing you can do this week is visit the projects page below and filter by status. Ready-to-move inventory closes in days on Golf Course Road; under-construction units at Privana lock in 2026 prices you will not see again. Pick two projects, ask for the current price sheet, and compare carpet area per crore before you set up a site visit.
